仕事内容 The responsibilities of this position include, but are not limited to, the following:
• Analyze the Japanese logistics real estate market, macro financial and geopolitical fundamentals, draft, adjust and implement medium- and longer-term growth strategies in the Japanese region that are aligned with JDP’s globalization strategies.
• Source, originate, underwrite and execute attractive real estate (logistics) investment opportunities in Japan.
• Demonstrate and expand local relationships and networks to help generate healthy deal pipeline in the target markets. Act as the main point of contact for local sale agents, advisors, vendors, developers and operating partners.
• Take the principle responsibility on deal screening and underwriting. Prepare an investment case for proposed acquisitions and present to internal teams.
• Work closely with the Transaction and Asset Management teams on deal execution, strategic asset management and exit.
• Conduct in-depth research on local markets and share knowledge with the team.
• Lead on preparing internal and external presentations and memos regarding existing or new investments.

応募資格

【必須(MUST)】

• 10 or more years investment/PERE experience cross direct real estate equity and debt investment, portfolio/asset management, and/or REIT;
• Thorough understanding of asset fundamentals, key drivers of Japanese markets, and how to maximize value for a given asset, both conceptually and in practice. Substantial experience in leading deal negotiation, transaction, execution is highly valued.
• Extensive experience in complex investment structures, including but not limited to joint venture, preferred equity, mezzanine real estate investments, with a solid understanding of various real estate equity and debt capital sources, and investment/financing processes.
• Strong quantitative and qualitative analytical skills on the logistic industry, with experience in project due diligence and real estate financial modeling skills.
• Knowledge and experience in entity-level investment (including but not limited to M&A) and REIT work (taking public and/or privatization) are highly valued.
• Possess an extensive professional network in the real estate, investment, financial, and government sectors in Japan.
• Excellent presentation skills, including experience in preparing investment committee proposals, investor decks, and internal market analytical briefings.

【歓迎(WANT)】

• expertise in logistics and industrialpark opportunistic are preferred but not required.
• Prior experience in capital raising, equity syndication, real estate fund formation,
management, and exit are also highly desirable.

The ideal candidate is real estate executive with a broad range of institutional investment, financial management, tax planning, and asset/portfolio management, capital market and investor management experience. The ideal candidate required to build and manage an investment portfolio at an institutional level, including broad deal sourcing channels, sophisticated financial analysis, comprehensive risk management, investor development and relationship management, and proactive asset management. The ideal candidate shall have a demonstrated ability and network to source, execute and manage a portfolio of new investment opportunities in major Japanese markets.
