We have an opening for a Design and Construction Project Manager to lead the design and construction of new Sales, Service, and Delivery sites as we expand our fleet throughout the Asia Pacific Region （APAC）. This individual is the main driver of success and will be dually accountable for the architects and engineers – through construction and bid drawings, permits, construction administration as well as the general contractor – including safety, financial performance, internal coordination, and general oversight. This position is responsible for building and maintaining strong relationships with the subcontractors, stakeholders, architect, engineers, and senior leadership within the company.
・Oversee and own the execution of the design development process – from test fit, concept design, management of survey and due diligence, issue for bid （IFB） and issue for construction （IFC） packages with external consultants. Coordinate all technical and business needs required from stakeholders and transform them into a concept drawing based on site specific conditions.
・Manage survey, drawing, and permitting schedule with internal and external business partners to ensure deliverables align with internal milestones.
・Produce design concept documents, presentations drawings and design details.
・Review construction documents, shop drawings and answer RFI’s to ensure execution of the design intent.
・Ability to understand and communicate work letters to consultant scope.
・Demonstrate the agility required to quickly shift focus between tasks in order to deliver on multiple design projects.
・Receive, review and ascertain the real estate handoff of each project to establish a scoping package, project budget and schedule
・Coordinate all cost and build efforts with internal business partners
・Drive and track progress on multiple projects of varying sizes simultaneously and ensure completion within prescribed timelines
・Maintain a thorough understanding of our contract construction provisions
・Monitor project costs, cost reporting, project labor, and work closely with the Procurement team to review and request materials and project equipment
・Implement and monitor training of all staff personnel
・Lead the project quality assurance process
・Develop, schedule and drive project close－out processes
・Develop and maintain effective relationships with vendors, subcontractors, production teams and our stakeholders （globally） to represent our core values
・Implement and enforce all applicable Safety Programs
【必須（MUST）】・Minimum 6 years of experience designing and building commercial and/or manufacturing facilities
・Bachelor’s Degree in Architecture, Construction Management, Engineering, or related field.
・Design management or Architectural firm experience preferred.
・Proficient in AutoCAD, Photoshop, Illustrator, InDesign, Revit, and 3D Sketchup.
・Ability to effectively communicate verbally, in writing and through drawings/sketches.
・Proficient mechanical, electrical and plumbing knowledge to coordinate utilities with outside consultants.
・Thorough understanding of zoning and knowledge of local building codes and permitting process.
・Thorough understanding of construction administration processes, including contracts, budgets, construction documents, change orders, schedules, RFIs, submittals, and material procurement.
・Excellent written and spoken English. Must have the ability to discuss technical topics with a variety of audiences – architects, engineers, contractors, and members of various divisions within the company.
・Proficiency in Japanese preferred.
・Advanced knowledge of construction principles and practices
・Construction experience in a manufacturing environment preferred （is this relevant for this position?

・Experience leading successful project teams, including development of employees and maintaining relationships with external entities
・Excellent organizational, team management, problem solving, and mentorship skills
・Strong communication and coordination skills
・Availability to travel 50％ of the time if necessary
・Must have valid driver’s license and clean driving record
