In this position, you will be working with team members across the cluster. You will be stationed at the client’s site as part of the building operations, facility, and equipment management team. You will provide and lead building and facilities operations with team member across the cluster, including equipment installation, maintenance, troubleshooting, testing, and repair work at client facilities. JOB SUMMARY The purpose of this position is to oversee the IFM delivery such as manage multiple functions of building operations and maintenance for a facility, campus, or portfolio of buildings of significant complexity, across a portfolio of client's sites in APAC (Japan and South Korea, total 2 countries) within the contractual SLA and KPI requirements. Key Responsibilities Represent CBRE at Japan and South Korea (total 2 countries), managing contract and client relationships and ensuring alignment with other CBRE departments to maximize value creation. Take charge of the financial performance of assigned accounts within the JSK cluster, ensuring resource availability for contract delivery. Drive sustainability in talent acquisition/retention across the JSK cluster, providing guidance to the Country Leads to achieve account objectives. This role is required to work with, and support team operations across the region. ESSENTIAL DUTIES AND RESPONSIBILITIES - Develops and maintains positive relationships with clients. Conducts client meetings on unresolved facility issues in an expeditious and professional manner. Communicates to clients regarding regional facilities performance. Communicates to clients regarding property profiles, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports. Manages the operations and maintenance of facilities within a region. - Manages and coaches’ facilities staff to deliver excellent service levels for the client within budget. Researches and implements new processes and technology to improve operational efficiency. Develops policies and procedures to ensure that client contract specifications are fulfilled. - Develops and recommends strategic facility management objectives for clients. Reviews and accountable for various budget reports for multiple facilities. - Develops environmental health and safety procedures for facilities. These procedures include emergency action plans, disaster recovery, business continuity, and other related procedures. - Responsible for facility inspections for quality assurance on a periodic basis. Ensures facility procedures comply with local, state, and federal regulations. - Produces and maintains various facility management reports. - Oversees management of capital projects. - Prepares and manages departmental budget. - Prepares capital project budgets and operating budget reports. Prepares periodic operating budget variance reports. Responsible for facility inspections for quality assurance on a periodic basis. Ensures facility procedures comply with local, state, and federal regulations. SUPERVISORY RESPONSIBILITIES Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action, and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values. Strategic Leadership: · Strong strategic thinking and planning abilities, with a demonstrated ability to develop and execute account strategies. · Hands-on operations experience, working closely with the team to deliver client service. · Proven experience in driving operational excellence and achieving high client satisfaction scores. · Ability to analyze market trends, identify opportunities, and develop innovative solutions to meet client needs. · Develop and execute the regional/cluster account strategy, aligned with the goals and objectives of both CBRE and the Client. · Strong communication skills, industry knowledge and trends, consultative skills, and ability to prioritize and manage risk. · Strong leadership skills- to lead and influence a growing team. Relationship Management: · Excellent relationship management skills with the ability to build and maintain strong partnerships with clients and internal stakeholders. · Build and maintain strong relationships with key stakeholders at both CBRE and the Client. · Strong negotiation and influencing skills to effectively collaborate with key decision-makers. · Ability to navigate complex organizational structures and manage multiple stakeholders. · Foster a strong partnership and collaboration with the client to ensure mutual success. · Act as the primary point of contact for the client, addressing any concerns or issues. Operational Excellence: · Solid understanding of critical operations, procurement, health & safety, and people & culture in the facilities management context. · Proven experience in ensuring high uptime of critical facilities and implementing preventive maintenance strategies. · Familiarity with relevant industry standards and best practices. · Ensure 100% uptime of critical facilities by implementing robust maintenance and contingency plans. · Ensure operational excellence by maintaining an KPI score of >95% across the assigned cluster/countries. (*Target score is subjected to adjustment as per business requirement) · Drive overall account performance, including critical operations, procurement, health & safety, and people & culture. CONTRACT & FINANCIAL KNOWLEDGE · Requires in-depth knowledge of contracts, financial terms and principles. · Ability to calculate complex figures. · Ability to forecast and prepare budgets. · Conducts financial/business analysis including the preparation of reports. · Ability to optimize contracts and deliver contractual savings. Communication and Leadership: · Excellent communication skills, both written and verbal, with the ability to convey complex information clearly and effectively to a variety of audiences. · You should be comfortable presenting to senior leadership and facilitating group discussions. · Strong interpersonal skills with the ability to build rapport and communicate with individuals from diverse cultural and professional backgrounds. · Proven leadership skills, with a track record of leading by example and cultivating a positive and collaborative team environment. · Proficient in conflict resolution and problem-solving with a strong ability to negotiate and influence positive outcomes. Requirements Education and Experience: - Bachelor's degree in a relevant field such as Business, Facilities Management, or a related discipline. - Minimum of 10 years of experience in key account management, preferably within the real estate or financial services industry. - Proven track record of successfully managing regional or global accounts and driving performance. - Hands-on experience and technical knowledge in managing hard services and contacts. - Hands-on experience and knowledge in managing office projects, expansions and relocations. - Hands-on experience in managing high-performance team across the region. |
