The successful candidate should have experience in the management of commercial office buildings for investment funds; handling all aspects of day to day operational oversight, coordination of regular maintenance and repairs, tenant management, marketing of vacant lease space, negotiation of lease contracts and preparation of regular status reports.

Primary responsibilities
• Proactively maximize the value of buildings under management
• Become familiar with properties under management by regularly inspecting the buildings
• Meet regularly with on-site building managers and to facilitate good working relations
• Communicate regularly with property owners and/or asset managers to develop a smooth working relationship and thoroughly understand performance goals targeted for the asset
• Communicate regularly with tenants, address tenant concerns and resolve tenant issues as they may arise
• Market vacant lease space, negotiation of new leases and renewal contracts
• Coordination of tenants moving into or out of the managed buildings
• Negotiation of restoration of lease space upon lease termination
• Preparation of and oversight of capex, repair & maintenance schedules, budgets and service providers
• Prepare regular status reports to the building owners or asset managers (revenues, expenses, capex, repair and maintenance, tenant issues, leasing activities, etc.)
• Control and filing of documents related to the property
• Coordinate receipt of estimates from vendors for repair, maintenance and capex works at the managed property; evaluation of estimates and preparing recommendations to building owners
• Coordination with accounting department for collection of revenues and payment of expenses
• Review of monthly invoices for tenants and vendors; follow up on outstanding debts
• Budget planning and preparation of annual business plans for the managed properties
• Assist with marketing of company’s services as opportunities are created
